Goodchild Vizard & Smart were one of the first Licensed Conveyancing practices to set up in business following the ending of the Solicitors’ monopoly on conveyancing services and we have been dealing with all kinds of property transactions since 1987. We specialise in the legal transfer and mortgage of all types of property whether freehold or leasehold and whether commercial or investment to include sales, purchases, transfer of equity, re-mortgages and leases.

We are on the panel of the major banks and Building Societies and are therefore able to deal with mortgages to those lenders at no extra charge and you will receive an efficient, friendly and personal service throughout at an affordable price.

Licensed Conveyancers - the Facts

The new profession was created by the Administration of Justice Act 1985. A Licensed Conveyancer is a specialist property lawyer, someone who is trained and qualified in all aspects of the law dealing with property.

All Licensed Conveyancers have to pass examinations and prove competence in this area. Licenses are issued by the Council for Licensed Conveyancers for those who qualify under the regulations strictly laid down by the Council and this firm is fully backed by professional indemnity insurance.

Graham Knox
(Licensed Conveyancer)


Graham joined the firm in January 1996 at which time he qualified as a Licensed Conveyancer and became a Partner in the firm. Having spent over  40 years in the profession he deals with residential and commercial conveyancing. He also holds a Probate Licence and deals with wills and probate matters.

James Tricker


James joined the firm in September 2000 having worked at a locally based firm of solicitors since the mid 1980’s where he gained extensive experience and also qualified in the 1990’s both as a Legal Executive and a Licensed Conveyancer. He became a partner in the firm in 2007 and has dealt extensively over the years in all  residential conveyancing matters.

Michelle Baranovich 
(Licensed Conveyancer )


Michelle started her career at a local law firm as an office junior in 1998 and progressed to a legal secretary, trainee Conveyancer and in 2009 qualified as a Licensed Conveyancer through the Council for Licensed Conveyancers.  Michelle joined Goodchild Vizard and Smart in November 2013 and deals with all aspects of residential conveyancing.

These allow Council tenants to purchase their home at a discount and we deal with the legal work once you have made your application.

This is a cross between buying and renting to get on the housing ladder.  You own a share and rent the part you do not own. 

Help to Buy

Allowing you to only need a 5% deposit and the government will lend you up to 20% as an equity loan.  Must be purchased through a registered Help to Buy builder.
